Globally each year, hundreds of property fraud cases are reported. Properties are sold without the knowledge of the owners. In most cases, the buyers too are unaware of the fraud.
How can people make sure that their deal and papers are genuine?
The state government of Maharastra, India has the solution—Digital India Land Records Modernization Programme (DILRMP).
Digital India Land Records Modernization Programme
As part of the program, all property owners can view and download their property records online from two government websites—Mahabhulekh and Aaple sarkar. These property records are called 7/12 land extracts.
On the process of accessing the records, a Senior Revenue Department official told an english daily,
They will have to log on to the https://mahabhulekh.maharashtra.gov.in. And then they’ll have to search for 7/12 extract by clicking on the options for division, district, tehsil, village followed by his/her name or survey number at the end.”
To improve transparency, the property records come with a QR Code. QR Codes are now being actively used in anti-counterfeiting. Scanning the QR Code will allow people to check the authenticity of the document.
Digital India Land Records Modernization Programme will commence from 15th August, 2017.
The state revenue department will manage the 71/2 land extracts, which are part of land ownership register. Landowners can use the 71/2 land extracts as official ownership document.
The 71/2 extract document will contain information such as:
- Survey number of the land
- Owner’s name
- Cultivator’s name
- Type of cultivation
- Details of land transfers between owners
The official adds,
We are ready to launch the scheme from August 15. We’ll make all the 7/12 extract available in digital form and will be digitally signed. It means people don’t need to go to the tehsildar or any other revenue department office for the document. They can get it online.
